That changes how we build the roof edge. On a replacement, we run ice and water shield up from the eaves, past the wall line, and into the valleys. We check soffit vents and the ridge vent so cold air moves through the attic and the roof deck stays closer to outside temperature. We check the gutters, because a clogged or sagging gutter holds ice right at the edge. If the attic is pushing heat into the roof, we tell you that. New shingles alone will not stop the ice.
Orange has an established housing stock, and its age changes what we find under the shingles. An older house may already have been re-roofed. Some of those roofs were laid over the old layer instead of torn off. When we open the roof, we check for extra layers, delaminated or soft sheathing, rot at the eaves, and old flashing that was caulked over rather than replaced.
Permits shape the schedule. In Orange, other town departments may need to sign off before a building permit is issued. We build that time into the start date for a replacement. We do not show up to tear off a roof before the paperwork is in place.

How We Do the Work
We start on the roof. We check the shingles for granule loss, cracking, and lifted tabs. We check every flashing point: chimney, skylights, walls, valleys, and pipe boots. We install new step and counter flashing at walls and chimneys instead of reusing bent metal.
At the end of each day, the roof is dried in. When the job is done, we run magnets over the yard and driveway for nails. We clean the gutters. Then we walk the finished roof and photograph it.

Frequently Asked Questions
Can you repair my roof, or does it need replacing?
If the damage is in one area and the rest of the shingles still lie flat and hold their granules, we repair it. If shingles are curling across whole slopes, the deck is soft in several places, or the roof already has two layers, we recommend replacement. We show you photos of what we found so you can see why.
How do you stop ice dams from coming back?
We install ice and water shield along the eaves so backed-up water cannot reach the deck. We open up soffit and ridge ventilation so the attic stays cold. We clear and re-pitch the gutters. If heat is leaking into the attic from the house below, we point out where so it can be sealed and insulated.
Do you tear off the old roof or go over it?
On most Orange homes, we tear off. Older houses often already have a second layer, and we cannot check the deck through two layers of shingles. A tear-off lets us replace bad sheathing and install new underlayment and flashing.

Can you fix a leak around my chimney?
Yes. Most chimney leaks come from failed step and counter flashing or old caulk that has cracked. We remove the old flashing, install new step flashing with the shingles, and cut counter flashing into the mortar joint. We do not rely on a bead of caulk to keep water out.
